All five buildings at West Gate Business District achieve BREEAM In-Use ‘Outstanding’, the highest certification rating

All five office buildings at West Gate Business District, with a total assessed area of more than 94,000 sqm, the office park owned and managed by Genesis Property, have achieved the BREEAM In-Use ‘Outstanding’ rating, the highest level under the international standard for assessing the performance of existing buildings under real operating conditions.

The assessment awarded an Outstanding rating, equivalent to six stars, for both Asset Performance, with a score of 88.1%, and Management Performance, with 90.2%. The result confirms not only the technical performance of the buildings, but also Genesis Property’s ability to manage, monitor and continuously upgrade them.

These results demonstrate that sustainability performance is not limited to new buildings, but can also be achieved in existing real estate assets through investment, effective management and continuous modernisation.

Measurable results, independently validated

BREEAM In-Use assesses, based on data and independent validation, how buildings meet sustainability requirements in day-to-day operation. In the case of West Gate Business District, the assessment covered both the characteristics of the assets and the way in which they are managed.

Key results include the maximum score in the Resilience category for both Asset Performance and Management Performance, as well as strong scores in the Health & Wellbeing category: 89.36% for Asset Performance and 96.29% for Management Performance.

Genesis Property uses monitoring systems for parameters such as air quality, temperature, humidity, CO₂ levels, energy and water consumption, as well as the operation of HVAC and electrical equipment. The data enables deviations to be identified quickly, operating conditions to be adjusted and building performance to be continuously optimised.

Measures implemented include the use of 100% renewable electricity across Genesis Property’s entire portfolio since July 2024, the monitoring and optimisation of consumption through building management systems (BMS), as well as investments in modern, energy-efficient equipment.

Existing buildings, ready for today’s requirements

Management, an essential component of performance

Achieving an Outstanding rating for Management Performance, with a score of 90.2%, highlights the role of continuous management in maintaining and improving the performance of a portfolio of existing buildings.

The BREEAM In-Use assessment process for the buildings at West Gate Business District was carried out with the support of ADP Green Building, Genesis Property’s sustainability consultancy partner.

„The results achieved at West Gate Business District demonstrate the value of combining technical investment with rigorous management of consumption, systems and operating conditions. The fact that the Outstanding rating was achieved across both components of the assessment is particularly significant, as it demonstrates both the quality of the asset and the performance of its management processes”, said Adrian Pop, CEO, ADP Green Building.

By 2030, Genesis Property has committed to continuing its programme to improve the environmental performance of the buildings in its portfolio through more efficient use of resources, reducing the environmental impact of operations, and developing indoor spaces that support people’s health, wellbeing and performance.

As a result of the measures implemented and investments made across Genesis Property’s entire portfolio, overall operational carbon emissions decreased by 41% in 2025 compared with the 2019 baseline year, corresponding to an average annual reduction of 7%, and remained at a similar level to the previous year.
